Bryan values hotels, resorts and other hospitality and leisure assets for owners, lenders, investors, brands, developers and their counsel. His core practice is appraisal: single assets and portfolios, from select-service hotels to large resorts and mixed-use enterprises over $1 billion. He is widely engaged in property tax appeals, separating the real estate from the business and intangible value that assessors often tax, and supports counsel with expert testimony in valuation disputes, damages, bankruptcy, condemnation, receivership, partnership and estate matters. He also prepares market and feasibility studies and investment analyses for new development, acquisitions and repositioning, and brings deep experience valuing stadiums, golf courses, ski areas and other leisure venues. Throughout, he uses data and technology to deliver faster, clearer and fully supported conclusions.
Background
- Bryan is the founder and principal of Barrett HTL, a member firm of the Horwath HTL global network, and has spent 25 years in hotel valuation and advisory. Before that he was Executive Vice President and Specialty Practice Leader of Newmark's Hospitality, Gaming and Leisure group, leading a team of more than 30 across the United States and India, and Managing Director and National Practice Leader for Hospitality and Leisure at Colliers International Valuation and Advisory. He spent 13 years at Cushman & Wakefield as National Practice Leader for Sports and Entertainment and a senior member of the Hospitality and Gaming group, and began his career in the valuation practices of PwC, Andersen and Deloitte. He has completed several thousand hours of expert witness and testimony work and writes regularly on hotel valuation, property tax and market trends.
